First-Time Buyer’s Guide in Puerto Vallarta & Riviera Nayarit
Buying property in Puerto Vallarta as a foreign buyer can be a smooth and rewarding experience when you have the right representation.
Because Puerto Vallarta is within Mexico’s coastal restricted zone, most foreign buyers purchase residential property through a fideicomiso, or bank trust.
As professional, experienced, and certified real estate agents with an MBA in Real Estate, we help guide buyers through every stage of the process with clarity, confidence, and care.
The 7 Steps to Purchasing Property in Puerto Vallarta
1. Choose the right property
We help you identify properties that match your goals, lifestyle, and budget. With our local market knowledge and access to the MLS, we narrow the search to the homes and neighborhoods that best fit your needs.
2. Verify the property’s legal status
Before moving forward, we assist in reviewing the property’s documentation, ownership history, and legal condition. This includes helping ensure there are no issues with title, liens, or outstanding obligations.
3. Make an offer and sign the purchase agreement
Once you’ve selected the right property, we guide you through the offer and negotiation process, helping structure terms that protect your interests and support a successful transaction.
4. Set up the fideicomiso
For foreign buyers purchasing in the restricted zone, the fideicomiso is an essential part of the process. We coordinate the necessary steps and work with the appropriate professionals to help establish the trust properly.
5. Work with the notario for closing
In Mexico, the notario público plays a central role in the transaction. We facilitate communication with the notary, help organize the required documentation, and keep the process moving smoothly toward closing.
6. Pay closing costs and complete the transaction
We help you understand the expected closing costs, taxes, and fees so there are no surprises. Our role is to keep everything clear and organized so you can proceed with confidence.
7. Sign the escritura and register the property
At closing, the final deed is signed and the property is registered. We remain involved through the end of the process to help ensure every step is completed properly and professionally.
Our role in the process
As experienced real estate professionals, we do more than simply show properties. We help buyers navigate the local market, explain the purchase process in plain language, coordinate with all parties involved, and provide expert guidance from the first showing to the final signature. Our MBA in Real Estate adds an additional layer of insight, strategy, and professionalism to every transaction.
